May home maintenance

Exterior care: siding, windows, deck and the yard's drainage.

Long days make May the month for exterior work: washing, sealing, small paint touch-ups and checking that rain flows away from the house.

The three that matter most

  1. Clean and check windows
  2. Inspect the deck
  3. Check grading and drainage

Inside

  • Clean window tracks and check that windows open, close and lock
  • Check the caulk and weatherstripping around windows and doors
  • Test the water heater pressure relief valve if your manual recommends it (carefully: the water is hot)

Outside

  • Wash siding gently (no high-pressure blasting under laps)
  • Inspect the deck: probe boards and posts for soft wood, tighten loose fasteners
  • Touch up peeling paint before water gets into the wood
  • Watch where water goes during a rainstorm; fix low spots near the foundation

Cold-winter homes (North, Midwest, mountains)

  • Repair any concrete cracks before next winter's freeze
  • Check the roof flashing around chimneys and vents

Warm-climate homes (South, Southwest, coastal California)

  • Check exterior paint and stucco for sun damage
  • Clean the AC condensate line; it works hard in humid months
