June home maintenance

Summer prep: cooling efficiency, pests and storm readiness.

June is about keeping cool for less and getting ready for summer storms. A clean filter and clear airflow do more for comfort than turning the thermostat down.

The three that matter most

  1. Change the AC filter
  2. Check for pests
  3. Prepare for storms

Inside

  • Change the HVAC filter; summer use clogs them fast
  • Clean bathroom exhaust fans so they clear humidity
  • Check under sinks and around the dishwasher for leaks
  • Keep the basement or crawl space dry; run a dehumidifier if needed

Outside

  • Trim shrubs back at least a foot from siding and the AC unit
  • Check for wasp nests, ant trails and termite signs
  • Secure loose items and trim dead branches ahead of storm season

Cold-winter homes (North, Midwest, mountains)

  • Check the attic ventilation; a very hot attic shortens roof life
  • Clean and seal the deck once the wood is dry

Warm-climate homes (South, Southwest, coastal California)

  • Hurricane season starts June 1 on the Atlantic and Gulf coasts: check shutters, generator and supplies
  • Clean the outdoor AC coil with a gentle hose rinse (power off first)
