Plumbing: small checks that prevent big leaks
Supply lines, shutoffs, drains and leak detection.
Water damage is among the most common and costly homeowners insurance claims. Most of it starts at a few predictable spots.
Twice a year
- Look under every sink and behind toilets for drips
- Turn each shutoff valve a little so it doesn't seize
- Check washing machine and dishwasher hoses
- Check the water meter with all water off to spot hidden leaks
Worth doing once
- Replace rubber appliance hoses with braided stainless steel
- Install inexpensive leak alarms near the water heater, washer and under sinks
- Label the main shutoff
Drains
Use drain strainers, keep grease out of the kitchen sink, and clear slow drains early with a plastic drain strip rather than chemical cleaners.
