Water heater care

Flushing, temperature settings and the signs a tank is near the end.

Tank water heaters typically last about 8 to 12 years. Sediment, a corroded anode rod and high temperatures shorten that. A little care helps, and knowing the warning signs avoids a flooded floor.

Once a year

  • Drain a few gallons from the drain valve to flush sediment (follow your manual; the water is hot)
  • Test the temperature and pressure relief valve if the manual recommends it
  • Look at the base and fittings for rust or moisture

Every few years

  • Have the anode rod checked; replacing it can extend tank life
  • For tankless heaters, descale as the manual recommends, more often with hard water

Settings

120°F is a common setting that balances safety, comfort and energy use. Higher temperatures raise scalding risk; check with your manufacturer and household needs.
