October home maintenance

Seal up for winter: outdoor water, alarms and the fireplace.

October is about closing up for the cold. Outdoor water lines, alarms and the fireplace all need attention before the first freeze.

The three that matter most

  1. Shut off and drain outdoor faucets
  2. Test smoke and CO alarms
  3. Clean gutters after leaves fall

Inside

  • Test smoke and carbon monoxide alarms; replace batteries as needed
  • Check the fireplace damper opens and closes
  • Reverse ceiling fans to clockwise on low to push warm air down
  • Check the water heater temperature: 120°F is a common safe, efficient setting

Outside

  • Disconnect and drain garden hoses
  • Clean gutters again after most leaves fall
  • Turn off irrigation systems and have them blown out where it freezes

Cold-winter homes (North, Midwest, mountains)

  • Shut off the inside valve to outdoor faucets (if you have one) and open the outside tap to drain
  • Insulate exposed pipes in garages, crawl spaces and exterior walls
  • Make sure the sump pump discharge won't freeze

Warm-climate homes (South, Southwest, coastal California)

  • Check the heat pump in heating mode
  • Clean leaves from the roof and valleys if trees overhang
