January home maintenance

Check for winter damage, test safety alarms and plan the year's bigger jobs.

January is a good month to look closely at the house while you're inside more: listen for drips, feel for drafts, and make the list of bigger jobs for spring.

The three that matter most

  1. Test smoke and CO alarms
  2. Check the furnace filter
  3. Look for ice dams and drafts

Inside

  • Test smoke and carbon monoxide alarms; replace batteries if they're due
  • Check the furnace filter and replace it if it's dirty
  • Look under sinks and around the water heater for slow drips
  • Check caulk around tubs and showers
  • Make a list of repairs and upgrades to price before spring

Outside

  • After storms, look at the roof from the ground for missing shingles
  • Keep downspouts and drains clear of ice and debris
  • Check that dryer and furnace vents outside aren't blocked by snow

Cold-winter homes (North, Midwest, mountains)

  • Watch for ice dams (thick ice along the roof edge); they point to attic heat loss
  • Keep the heat at 55°F or higher if you travel
  • Know how to shut off water fast in case a pipe freezes

Warm-climate homes (South, Southwest, coastal California)

  • Service the AC before the spring rush; prices and wait times are lower now
  • Check irrigation timers and reduce watering for the cool season
  • Inspect for termite mud tubes along the foundation
